New Listing procedures

You might have a listing?

  

  • Pull comparable properties and market conditions
  • Think of special marketing/photography/drone that you may want 
  •  Plan for photography that MUST be completed 3 business days before listing go-live 
    • WHY?
      •  Request for Showcase media must be made prior to photo delivery 
      •  Receive and edit listing video so ready for listing go live date 
      •  Just listed postcards created & sent 
  •  Meet with sales leadership prior to listing appt to green light game plan 
  • Prepare Listing Presentation Folder
    • CMA 
    • Estimate of Proceeds
    • Listing Presentation
    • Zillow Showcase Flyers
    • Just Listed Postcards

At the Listing Appointment

  • Listing Appointment "Worksheet" NEED TO CREATE
    • 3-5 Things they LOVE about living in their home
    • Abstract Location
    • Age of major mechanicals - roof, HVAC, water heather, electrical panel, etc
    • Description of major cosmetic updates
    • Service Providers - Water, Gas, Electric, Internet
      • Pull Avg. MidAmerican (if applicable) --> MidAmerican Realtor Portal

You EARNED the Listing!

  • Listing Intake Button
  • Start Loop in Dotloop
    • Loop Name: Address - SELLER (Last Name)
    • Invite: Emilie Reha & AREG Team Lead
      • Make sure to identify both parties as ADMIN and check "Add to My Team" when preparing invite.
  • Schedule Listing Photos AND Add to AREG Calendar (REMINDER: Listing Agreement should be signed prior to scheduling photos)
    • Photo Order Form
      • REMINDER: For best results, photography MUST be completed 3 business days before going live.
    • AREG Calendar Invite: Agent Initials/TV - Address PHOTOS
      • Please include Taylor on the calendar invite. (This is to inform Taylor only)
  • Request Zillow Showcase Media (if applicable)
  • Send Photo Confirmation Email w/ Instructions to Clients --> See Templates
  • Schedule a meeting with Marketing via Calendly
    • Topics to consider prior to meeting: Videos, Strategy, Flyers/Counter Marketing, Zillow Showcase, etc
    • Listing Video Formula
  • Signage & Lockbox Check Out
  • Schedule home for Agent Tour (Ankeny Only)
  • Discuss/Schedule first Open House
  • Just Listed Postcard Order Form (if applicable)
  • At the Listing Photography Appointment:
    • If any docs are necessary, complete the first 10-15 minutes and usher sellers out of the home.
    • Shoot Listing Video (Agent owns the script, formula, & calendar management)
      • REMINDER: Photographer has the first 20-30 minutes of appointment time allocated for video shoot
  • Marketing to edit Listing Video and post day of live listing (unless otherwise noted)
  • Create listing description using criteria/template --> LINK

Your Listing is Live

  • Setup ShowingTime
  • Counter Marketing - Marketing will prepare and put in manila folder
    • REMINDER: Consult with Marketing if special wants/needs
  • Just Listed Instagram Reel - Marketing creates/posts from Listing Video
    • Reel will be collaborated with Listing Agent
  • Just Listed Post Facebook - Marketing posts and puts on ads
    • Listing Agent to share to profiles
  • Just Listed Google Post - Marketing selects photos and posts
  • Agent to create voiceover horizontal photo video 
    • HOW TO LINK FROM TAYLOR
    • Agent responsible for script and creation/delivery of voiceover
    • Marketing will edit and post to YouTube
  • Agent to post Just Listed Post to Instagram Story (Mention @ankenyre for a reshare)
    • This and other listing graphics and images available via Marketing Kit thru Listing Site

As Requested/Ad Hoc Deliverables

  • Listing Photo Dashboard (Use for adding photography to an existing listing)
  • Just Listed/Just Sold postcards - to be requested by the Agent if they want their Agent Specific marketing
  • Just Listed Letters
    • Agent finds/creates template, writes letters, stuffs envelopes
    • Marketing will handle stamping and mailing
  • Listing Stat Report Request - approx 2 weeks after Live Listing
    • Marketing will create and deliver email to Agent to share directly with client
  • Reverse Prospect Marketing
    • Agent to request Marketing Support (if needed)
  • Zillow Showcase - must be requested prior to Live Listing
  • Advanced Counter Marketing
    • Seller Disclosure, Utilities, Internet Provider, HOA Info (binder)

Under Contract/Sold Marketing

  • Sale Pending Story Insta/FB - Available for download in HDPH
  • Sale Pending Post FB - HDPH agent posts with engaging story
  • Sold Story Insta/FB - Agent gets photos and sends to marketing to post to story
  • Sold Post FB - Agent to post at their discretion with photo of clients/graphics/images from HDPH
    • Listing graphics and images available via Marketing Kit thru Listing Site
